Booking the elevator

Most of the newer buildings downtown and around the university require a reserved freight elevator, a certificate of insurance naming the building, and floor protection in the common areas. Book the window as soon as your move date is set, since the good windows disappear fast at the end of the month.

We have worked in a good number of the larger complexes near campus and can usually tell you what the leasing office is going to ask for before you even call them.

Loading zones and parking

Downtown streets do not leave much room for a moving truck to sit for three hours. Some buildings have a dedicated loading dock, others expect you to reserve a curb spot with the city, and a few just hope for the best.

We ask about parking during the estimate so the crew is not circling the block on the day.

Stairs, when there is no elevator

Older complexes around East Austin and South Lamar are often walk-ups. Stair carries take longer and use more of the crew, so we quote them honestly rather than surprising you at the end of the day.

A stair carry with a couch or a mattress is where most rental-truck moves go wrong, which is usually when we get the call.

Small apartments, quick jobs

Not every apartment move needs a full crew and a full day. A studio near campus can often be done with two movers and a smaller truck in a few hours, priced fairly for the size of the job.

HOA and lease-turnover rules

Beyond the individual building, some Austin apartment complexes are managed under an HOA-style agreement that sets its own moving hours separate from the leasing office. Ask both the property manager and any homeowners association whether their rules overlap or contradict each other, since we have seen buildings where they do not agree.

End-of-lease turnover weeks, especially around late summer, are the busiest for reserved elevators and loading docks across the city, so a booking made even a few days early can be the difference between getting the window you want and taking whatever is left.
